Property Brokers and Listings: What Buyers Should Know
Updated 26 October 2026
Most buyers deal with a broker or a property website at some point. These answers explain what an agent must have, what they usually charge, and how to tell a good listing from a bad one.
Does a real estate agent need RERA registration in Gujarat?
Yes. An agent selling units in a RERA-registered project must be registered with GujRERA (RERA Act, section 9). Ask for the agent’s registration number and check it on the GujRERA website.
How much brokerage do brokers charge?
There is no fixed rate. For a sale it is commonly around 1–2% of the price, and for a rental about one month’s rent or less. Agree the amount, who pays and when it is due in writing.
Do I pay brokerage when buying a new flat from a builder?
Usually not: in new projects the builder normally pays the agent. Confirm before you sign anything with a broker. On this site buyers pay nothing to enquire.
What should I ask a broker?
Who owns the property and whether they have verified it, recent sale prices nearby, the full cost including charges, possession and building-use status, maintenance, their brokerage, and whether they also act for the seller.
What should a good property listing show?
The location, property type, price, carpet area (and how any other area is measured), BHK, floor, possession status, the RERA number for a new project, real photos and the total charges. A new-project listing without carpet area or a RERA number is a warning sign.
How do I spot a fake property listing?
A price far below similar homes, a request for a token payment before a visit, no address or RERA number, stock photos, and pressure to decide today.
