How to Choose a Project and a Builder

Updated 26 October 2026

Two projects at the same price can be very different buys. These questions help you judge the builder, the project and the unit before you book.

How do I check a builder’s track record?

Look up the builder’s past projects on the state RERA website and check whether they were completed by their registered dates. Visit one finished project, talk to residents, and search the builder’s name with “complaint” or “delay”.

What should I check on a site visit?

The actual construction stage against the payment you are being asked for, the sample flat’s specifications, the approach road, water supply, sunlight and ventilation, the view from your floor, and the distance to schools, hospitals and work.

Is the sample flat the same as what I will get?

Not always. Sample flats often show upgraded fittings and furniture. Get the specification list (flooring, fittings, windows, electricals) attached to the agreement.

Which possession date should I trust?

The completion date on the RERA registration, because it is what the builder committed to the regulator and it is enforceable. Marketing dates are often earlier.

Which amenities actually matter?

Parking, lifts with power backup, water storage, security and fire safety matter every day. Clubhouses and pools add to maintenance cost, so check who pays for them after handover.

Which floor is best to buy?

Middle floors balance view, ventilation and lift waiting time. Top floors can heat up in Ahmedabad summers unless the roof is insulated. Prices usually rise with each floor.

What is a floor rise charge or preferential location charge (PLC)?

Extra amounts charged for higher floors, or for units facing a garden, a road or a corner. Ask for them on the price sheet; they are often negotiable.

Can the builder change the plan after I book?

Under the RERA Act (section 14) the builder needs the consent of two-thirds of the allottees to change the approved plans, other than minor changes. Keep your copy of the plan attached to the agreement.

How can I check reviews of a builder?

Read several sources and favour recent, specific experiences: delivery on time, construction quality and how complaints were handled. Then check the facts yourself on the RERA website, where past projects show their registered and actual completion dates.

What should I ask a builder before booking a flat?

The total price and what it excludes, the RERA number and completion date, the current construction stage, the payment schedule, cancellation and refund terms, parking allotment, maintenance charges, and which documents you get at handover.

Is a cheaper flat in a distant area worth it?

Only if the saving outweighs the extra commute time and cost, and the area has the schools, hospitals and transport you need. A lower price far from jobs can also mean slower resale and lower rent.

Is it worth paying more to live near a metro station?

If you or your family will commute by metro, yes: homes within walking distance usually rent and resell more easily. Check that the station is open, not just planned, and walk the actual route.

How do I find a home near a good school or hospital?

Shortlist areas within a reasonable distance, then check the real travel time at school or office hours rather than the straight-line distance. Our project and area pages list nearby schools, hospitals and transport with distances.

Will property prices go up in an area?

Nobody can promise that. Look at the area’s own past prices, infrastructure that is actually under construction, new jobs nearby and how many new flats are being built. Treat growth forecasts in advertisements with caution.

What should I check in a newly built building?

The building-use permission, construction and finishing quality, water and power connections, fire safety, lifts, the parking allotment, the handover of common areas to the society, and a written list of any defects.

Should I buy in Ahmedabad or Gandhinagar?

Compare specific areas, not the cities. Gandhinagar areas such as Kudasan, Sargasan and Koba suit people working in Gandhinagar or GIFT City; areas such as Gota, Chandkheda and SG Highway sit between both. Commute time decides most of it.
